There has been some confusion over the new townhouses at Brambleton.
City Towns and Urban Style towns are being built by two different builders.
City Towns are the name Van Metre calls its neo-colonial style garaged townhouses across from Briar Woods High School.
These are front entry and have back yards yet are offered stripped down with few standard options in the low $300s K.
The “urban style” townhouses are sited across from the Brambleton Golf Course and are a neo-industrial design similar to what is found in Urbana in Frederick County MD.
They are built by Camberley Homes which is a Winchester Homes partner.
Location is next to the Summerfield garden condos and across Ryan Road from the Harris Teeter shopping center.
Pricing is in the mid $300s K for the rear entry garaged homes.
The middle units have the option of a fourth floor which requires an additional $10-15K to add a fire sprinkler system per county code.
Roof terrace decks are an option and will offer sunset valley views from the Belmont Ridge over Northstar Blvd. and the Brambleton Golf Course.
The Beaverdam lake/reservoir is just beyond but may be viewable from a 4th floor deck.
Sweeping tree views are likely to remain intact as the line-of-sight is within Loudoun County’s conservation transition area to Green Mill Preserve.

I was somewhat shocked to see some modern/contemporary styled homes in Brambleton, since most housing has been craftsman/colonial up until now. It’s nice to see something different, so I would certainly go with the “Urban Style” homes. They actually remind me of the contemporary towns in the Fair Lakes area by EYA. I’m not sure why Van Metre can call their homes “City Towns”, since theres nothing to distinguish them from the average front load townhouse.
Yes, the industrial style townhouses are similar to the ones off West Ox Rd. near Fair Lakes. Those were very high end. $900s K to start if I recall correctly. The Brambleton units are still under development so will see what actually gets built. Square footages are similar to competitor product. A market test of +$30-50K for design? Time will tell by what buyers choose. If they don’t sell at needed price point, look for stripped down version.
Guess Van Metre’s research shows buyer interest in “city style” so they can call it whatever they want. In truth, its no different than much of what was built in Loudoun before the mid 2000s luxury boom. City Towns at Overlook are smaller than the product under construction at Stone Ridge. Cheaper too–by about $50K.
Correction–the Fair Lakes “loft”/industrial townhouses started out in the $700s K–mixed it up with the manor townhouses by Fair Oaks Hospital which have recently ramped up additional construction in the $700s–down from the $900s K.
Brambleton is looking like a very good deal price wise–and its not that far out–about 20 min. to Reston if non rush.
