Don&#039;t you think frozen custard is more of a Virginia thing?  Never much heard of it until arrived in VA.</description>

		<description>That reminds me of the cupcake place in Fairfax Corner, Cupcakes Actually. They&#039;ve been open for awhile now, now we have two food fads in Fx County, gourmet cupcakes and frozen yogurt (eg. Iceberry).</description>

For buyers, make a dream wish list of everything you want in a house then pick the top 5.
Then make a must have list and whittle it down to your 5 most important--this is mandatory for couples!!....please?...;)

You can fall back to the list when when emotions come into play when dealing with a specific house and its deal--objective criteria.

Not much time for quibbles when buyer competition is strong.</description>

Belmont has not been a foreclosure hotbed--though haven&#039;t looked recently.

Severe underwater--$200K + and/or financial distress due to income loss much stronger non performing indicator than mortgage resets unless interest rates pop up dramatically.  Much anecdotal evidence in Loudoun to back this up.</description>

Separate from this, there are several neighborhoods in Ashburn which are around that 5 year mark since they&#039;ve been built, leading many to believe that 5 year ARMs are coming up for adjustments?  Perhaps this equals more homes for sale this year in those areas?
